What an offering memorandum is
An offering memorandum, or OM, is the book that takes a property to market.
It shows a buyer what the property is, what it earns and where it sits.
It is what a buyer reads before deciding to make an offer.
What goes in ours (the baseline OM, 16 pages at the OM tier)
- Cover
- Executive summary
- Investment highlights
- Tenant roster
- Rent roll
- Operating statement
- Site plan
- Maps: the site, the area around it, the trade area
- Market overview
- Contacts
Your photos run through the book. A confidentiality page goes in if you send the text.
OM Light keeps it to 8 pages with one map. Full OM adds tenant profiles, trade area and demographics, in your colors.
Your property type sets a few pages: a stacking plan for office, a truck court for industrial, the unit mix for multifamily.
What you send us
- Property facts: price, cap rate, NOI, building and land size, zoning, year built
- Financials as a spreadsheet (rent roll, operating statement)
- Photos, or a link to them
- Your narrative copy, or bullet points we fit to the layout
- Your confidentiality text, if the OM carries one
- Broker contact blocks and logo
- Which maps you want, and the businesses to label (or 'label the anchors')
You bring the docs. We take care of the rest.
Skip the template. This is our baseline OM layout, filled and finished for your listing, then checked and sent by our team, with the maps and financial pages built in.
One OM for every property type: multifamily, retail, office, industrial, land, hospitality, net lease and mixed-use. Pick the property type below and we ask only the questions that type needs.
You send the facts, the financials and the photos. We set every page, typeset your numbers exactly as you send them, and check the whole book before it reaches you.
Demographics from your report or public data; branded reports available.
Looking for the template? Quick Serve replaces it: the same baseline layout, filled and finished for your listing by BTS Brands.

The delivery promise
48 hours, counted on business days (Mon-Fri, Eastern) from the moment your payment has cleared and your inputs are complete. Complete by 2:00 PM ET and the clock starts that day; later, it starts the next business day. Missing an input pauses the clock, and we tell you exactly what is missing.
Corrections
Each print or digital piece includes two revision rounds. A round is one set of comments sent together. Send your comments within 7 days of each delivery. Each round comes back within 12 hours of your complete comments; the 12 hours count Monday to Friday, Eastern time, and comments that arrive after 2:00 PM ET start at 9:00 AM ET on the next business day. A comment that changes the layout, adds a section or reorders pages is a re-layout round, outside the two, at $125; we confirm the price with you before we start. Anything we got wrong is fixed free and never counts as a round. Further rounds: $50 light, $125 re-layout. Orders keep the terms they were bought under.
Already a BTS client on a retainer or VMD plan? Send it to [email protected] as usual; it draws from your hours.
Fixed price, paid at checkout. Full refund before work starts; after delivery, corrections as above. See our terms.
