Commercial Real Estate Investment Teasers

The definitive resource on the commercial real estate investment teaser — the blind one-pager that drives the first inquiry, what it reveals and withholds, and how to write one. BTS Brands designs teasers across every asset class.

What is a commercial real estate investment teaser?

A commercial real estate investment teaser is a short, often anonymous one-pager that introduces an opportunity and drives a first inquiry — without revealing the property's identity. It is the very front of the marketing funnel: a prospect sees the teaser, is intrigued by the metrics and the story, and signs a confidentiality agreement to receive the full offering memorandum. Its entire job is to generate qualified interest while protecting the seller's confidentiality.

The craft is in the balance: enough to make a buyer lean in, not so much that the asset is identifiable or the OM is unnecessary. A teaser that says too little is ignored; one that says too much gives away the deal.

Teaser vs. OM, summary, and flyer

A teaser is the blind, pre-NDA hook. An OM is the full package a buyer receives after signing. An investment summary is a named, investor-facing recap. A flyer is a public, named one-pager. The teaser is the only one of the group built to withhold the property's identity on purpose.

Inside a teaser: an anatomy

A teaser reveals just enough, in a deliberate order.

Hook & generalized location

An anonymous headline and the market and asset type without the address.

Highlights & metrics

The handful of reasons to lean in and the headline numbers.

Confidentiality & the ask

A note that detail follows an NDA, and how to request the full materials.

Teasers by asset class

The blind hook adapts — multifamily leads with units and market, retail with tenancy strength, industrial with size and credit, development with the upside. BTS Brands designs teasers across every commercial asset class, paired with the OM they lead into.

How to write a teaser, step by step

A few reasons to lean in.

  5. 5

    Detail follows an NDA.

Common teaser mistakes

  • Revealing enough to identify the asset
  • So little that no one inquires
  • No headline metric or hook
  • No confidentiality or NDA path
  • No clear way to request the OM

Frequently asked questions

What is a deal teaser?

A short, often anonymized one-pager that markets an opportunity to gauge interest before the full offering memorandum goes out.

Why keep a teaser anonymous?

To test the market and protect the seller. A teaser shares enough to attract qualified buyers without naming the asset until an NDA is signed.

How quickly can teasers go out?

Fast is the point. A templated, on-brand teaser lets you reach the buyer list the moment a deal is ready to test.

They took my vision and made it a reality — they listened and executed, with a quicker turnaround than I got at a larger firm.
